Joel Commander, representing the applicant, introduced a proposed vehicle repair facility on Lot 9 Industrial Parkway consisting of approximately 12,000 square feet with multiple large bays and accessory office space. Commander said soils in the area are poor and the applicant expects to pursue a zoning variance to permit disturbance of more than 50% of the woods on the parcel; the submission included waiver requests for roadway widening, curbing and a landscape buffer reduction.
Operator Patrick Santoni described operational plans and staffing, saying the business currently has about "8 of us total" and anticipates additional mechanics as needed. Commissioners and staff questioned truck‑turning geometry, the ability to pull tractor trailers through service bays, controls for oil and fluid handling, and whether the proposed pretreatment separator and BMP design will meet county environmental expectations; Commander said the parking and run‑off are designed to channel to an underground bed and a pretreatment chamber/separator. The applicant noted some zoning relief will be required and that consultant review letters will guide final engineering revisions.
