Planning staff said the proposed lots conform to rural-residential standards and noted that wastewater would rely on septic or alternative systems and that a soil-profile analysis will be required before any building permits are issued. Staff also flagged drainage concerns raised by Richland Township and noted no FEMA floodplain was found on the property. Thomas Joyce, the agent for the applicant, told the commission the team is "working on getting the drainage taken care of." Commissioners voted 5-0 to recommend approval and noted the applicant will proceed with county-level processes for final platting and engineering.
