The Clarksville Planning Commission on Nov. 5 approved the final plat for 2013 and 207 Lyons Avenue (docket SD20250002) with a condition that the Board of Zoning Appeals grant the requested landscaping and lot-width variances before the plat becomes effective. Chair opened the item, staff presented the plat, and with no public opposition the commission voted to approve the plat conditioned on BZA action.
Planner Kaylee presented the application and told commissioners, "This is the final plat for, this subdivision," noting the submission met applicable requirements except for items that require BZA review. Eric Merton of Primavera and Associates, representing the developer Millennium Builders, said the plan splits two lots into four attached single-family units and described the target price as "somewhere around the low 2 hundreds, for this." Commissioner Rayborn moved to approve the plat with the BZA condition; the motion carried by voice vote. Staff said it would sign and hold the plat in the office until the BZA acts.
Next steps: the developer will pursue the variance applications with the BZA; the commission’s approval is conditional pending those outcomes.
