Planning staff presented the application for a covered porch that would change the front‑yard setback from 25 feet to about 12 feet from the property line. The property already has an 18‑foot setback; staff noted an existing concrete pad and said the porch would not be close to the street and would not alter neighborhood character.
Staff explained: "The house currently has an 18 foot setback. The addition of the front porch would make the setback 12 feet from the property line." The applicant offered no additional testimony, no one from the public spoke in opposition, and the board moved and approved the variance with the explicit condition that it only cover the porch and not extend further into the setback than shown on the plans.
