The North Las Vegas City Council voted to approve ZN‑132025 and Ordinance No. 3,265, allowing Greystar Development to reclassify 5.83 acres at 4540 North Commerce Street from C‑2 to a planned unit development for a mixed‑use project.
Liz Olson, representing Greystar, described the proposal as a four‑story development with multifamily buildings and a commercial corner intended for a coffee shop across from Craig Regional Park. "We think it'll be, a great development for the area and appreciate staff's recommendation and all of their work," Olson said. Councilmembers asked about parking, pedestrian access across Commerce and potential noise from park events; Olson said Greystar will include lease notifications alerting residents that the site sits across from the park and will coordinate safety measures and the traffic study findings with public works.
The council discussed an additional landscaping condition read into the record by planning staff that requires the applicant to install a minimum of four mature trees (36‑inch box) along with the required 20‑foot landscape buffer adjacent to the north property line. Councilwoman Garcia Anderson moved to approve the ordinance "as amended," the motion passed, and the mayor declared the item approved. The developer and staff agreed to continue coordination on traffic and pedestrian safety measures, and to incorporate the lease notice condition.
