The Planning Commission approved site plan PSPR26-0001 on April 23 to allow establishment of auto restoration operations and Dirt Works Equipment Rental at the 2408 S. Long Lake Road site. OHM Advisors’ review emphasized the need for the applicant to clearly identify which of the existing buildings will serve each use, to address outdoor storage currently located outside the gravel surface, and to provide truck circulation plans and lighting/screening details.
Sprague told the commission a paved entry drive from South Long Lake Road back to the first telephone/power pole is recommended to prevent tracking gravel onto the roadway and maintain the integrity of the entry. The OHM review also noted that if a fuel storage tank is anticipated, all necessary approvals must be obtained before installation. The commission moved and approved the site-plan amendment based on the OHM review and subject to the listed conditions.
Staff will require the applicant to submit a truck circulation plan using the City of Fenton fire-truck detail, to show new or relocated storage areas on the site plan, and to supply lighting and screening specifications for review.
