The Avon Board of Zoning and Building Appeals unanimously approved a 2-foot side-yard setback variance on April 1 that allows Deborah and James Radcliffe of 2968 Woodstone Lane to extend a driveway adjacent to a new house. The code requires a 5-foot side-yard setback; the board approved the applicants’ request to provide a 3-foot setback to create a supplemental paved parking area.
The board considered an application drawing (Exhibit 1) and had no substantive questions before Mr. Hricovec moved, seconded by Mr. Bulger, to grant the variance; the motion passed with the vote recorded as "AYES" all. Neighbor Ryan Angers, who said he supports the project, raised concerns that the proposed parking area would be larger than others in the subdivision (10 feet compared with a common 8-foot width) and asked for assurance that runoff would not affect his property. Jill Clements, the city’s Zoning Enforcement Officer, said the builder must submit detailed plans and a topographical survey for review by the City Engineer, who will verify grading and drainage to confine runoff to the applicant’s property.
