Independence Engineering’s Shane Oates told the Planning Board that proposed lot line adjustments among three PZ‑zoned parcels at East Point Drive are minor and intended to accommodate boulevard geometry and grading so semi‑trailers and delivery vehicles can navigate the boulevard safely. He said the largest parcel would gain roughly 1,000 square feet while the others would lose smaller areas; an associated maintenance and drainage easement package will be recorded.
The Board found the plan complies with the Bedford Land Development Control Regulations and attached standard precedent conditions including survey monumentation certification, public works and planning sign‑off on remaining technical comments, recording fees, and property owner signatures. The motion to approve was unanimous.
