On April 23, 2026, the Whitman County Board of Adjustment voted unanimously to grant Variance VAR26-002, allowing Edward Wolf to construct a machine shed at or essentially on the northeast side property line of a one-acre parcel in the NW¼ of Section 32, Township 12N, Range 46E.
Chair Larry Cochran read the Findings of Fact stating the applicant requested relief from the Agricultural District 20-foot side setback because the parcel size and the location of existing structures make machinery access difficult without reducing the required setback. Staff noted a letter of consent from adjacent property owner Frank Wolf of Wolf & Wolf, LLC, and that the National Wetlands Inventory and flood-plain maps show no regulatory wetlands or floodplain on the site. Staff reported that all landowners within 300 feet were notified and that the public notice in the Whitman County Gazette produced no comments before the hearing.
Board members individually answered the required variance criteria in the affirmative (special circumstances, no detriment to public welfare, not caused solely by applicant action, and not solely economic benefit). Michael Cochran moved to approve the Findings of Fact; Brian Davies seconded and the motion carried with a unanimous aye vote (Rick Finch, Brian Davies, Michael Cochran, Larry Cochran). After the formal approval, Edward Wolf briefly thanked the board, saying, "Thank you, have a nice evening."
