Lyons officials give homeowners step-by-step guidance after hailstorm

"My name is Lisa Ritchie. I'm the town's planning and building director here for the town of Lyons," she said, framing the session as practical guidance rather than legal advice.
Tim Maroney, the town's building official, led a slide presentation describing roof systems, common damage and the town's inspection process. He emphasized that a roof is a complete system—deck, underlayment, flashing and ventilation—and warned that older "skip decking" can invalidate some manufacturers' warranties. Maroney gave a ballpark estimate for a standard asphalt shingle replacement of about "$5.50 to $7 per square foot," and urged homeowners to get multiple written estimates and to avoid paying 100% up front.
Maroney also reviewed permit and inspection logistics: permits are required when more than 100 square feet is replaced, Lyons performs a mid-roof and a final inspection, and solar panels must be removed and have a separate permit for reinstallation. The town offers remote inspections in some cases where a contractor streams the inspection for town staff. "We catch approximately 60% of the issues on a mid roof," Maroney said, explaining the purpose of the mid-roof inspection.
The webinar closed with staff offering follow-up assistance by email; Ritchie said staff would provide the town-licensed contractor list on request and post the slide deck for later viewing. "If you were not able to attend, you can watch" the recorded session on the town's channels, she said.
