"Back on June 12, the board of supervisors approved, a rezoning and a special use permit for a 172 acres of the county's property within the development area," JT said, noting the action was subject to a traffic-related proffer. Staff stressed that any site plan expected to generate more than 5,000 vehicle trips would require a traffic study as part of site-plan submission; the rezoning was described as an enabling step to make portions of the property eligible for site-readiness grants and to move toward Tier 4 readiness for targeted blocks.
Supervisors asked about the yellow (future rezoning) area shown on the diagram; staff said the initial rezoning focused on the red-dashed area most likely to develop in the near term and that there is no active plan to rezone the additional yellow area at this time.
