Land development staff told the Polk County hearing that the application by Carinia Hernandez seeks a special exception to park a commercial vehicle — a 2015 Kenworth semi, 10 feet high and 22 feet long — on a 1.15‑acre residential lot at 1452 Tiger Lake Road. Case planner Ian Nance said staff recommends approval if conditions are met: an inspected commercial driveway, buffer landscaping or a six‑foot opaque fence, no maintenance on site, and an approval limited to this applicant and vehicle for one year.
A nearby resident, Donald Tarr, said he is "neutral" on the single cab but warned the parcel previously hosted multiple tractors and trailers and that trailers on the site would harm property values. "I don't want a truck stop next door," Tarr said, asking how the county would enforce against additional cabs and trailers; the hearing officer and staff identified code enforcement as the remedy if additional vehicles appear.
Staff emphasized the application does not include a trailer and that if a trailer is later proposed the applicant must return to the review process. The hearing officer closed public comment and indicated the written decision will follow within 14 days.
