Steve Radzig, the applicant for a proposed garage at 854 Reposado, told the Planning Commission the submittal was an initial package and that he expects to make substantial design changes after feedback from commissioners.
Radzig said he "probably made a mistake and didn't hire an architect that's familiar with the standards" and that the project was submitted as a preliminary submittal. Staff told the commission the proposed 4,300-square-foot garage would be roughly 500 square feet over the administrative threshold for the parcel and the proposed height of 23 feet, 9 inches is just under the 24-foot limit, making it subject to Planning Commission-level review. Planning staff explained that because it exceeds the staff approval threshold it will undergo additional rounds of review and will return with story poles and neighbor notice when the design is more developed.
Commissioners urged the applicant to soften the massing and roofline, add articulation and windows, consider splitting large roll-up doors and prepare story poles and landscaping to screen the structure from adjacent properties. Commissioner comments emphasized fuel-mod and tree considerations for fire safety and view preservation. The applicant said he will work with his architect and resubmit, and commissioners requested a site inspection and notice before the next review.
No vote or variance was taken; the presentation was treated as a preliminary review and staff will issue formal comments to the applicant.
