Paulsboro board approves bulk variance for 1208 Walter Ave., requires sidewalk and plan submissions

The Borough of Paulsboro Land Use Board on Jan. 7 approved a bulk (C-1) variance for 1208 Walter Avenue (Block 120 Lot 1) to allow construction of a single-family dwelling. The application by Oneiris Fana described the vacant lot as 5,695 sq. ft. in the record (the R-1 zone requires 6,000 sq. ft.), and the applicant proposed "the construction of a 1,600 square foot, two story dwelling." Larry Haynes moved to approve the variance under Resolution PB-10-25; Jack Henderson seconded. The roll call recorded ayes from Robert DeAngelo, Erva Macauley, Ben Mento, Phillip Neff, Jack Henderson and Larry Haynes; no nays. The motion carried.
As conditions of approval the board required the applicant to extend the sidewalk along Walter Avenue and to submit a grading plan and a finalized plot plan to the board before the Borough Construction Office will permit building. Neighbor Harold Johnson (1211 Walter Avenue) spoke during public comment expressing concern about stormwater management in the area; Chairman Robert DeAngelo told Mr. Johnson that the Borough would address the stormwater issue as described. Christopher Dochney, P.P., A.I.C.P., told the board he accepted the application testimony and had no further comments. The board’s approval was recorded in the minutes as the Resolution of Approval for Bulk Variance relief (PB-10-25).
