Board raises data‑center concerns; mayor to research zoning limits before 2027 master plan re‑examination

At the March 23 meeting, member Joe Abate asked whether data centers are a permitted use in Clayton zoning and said he had heard neighborhood complaints about noise near a Vineland facility. Abate said he knew "someone who lives near the one in Vineland and the hum is driving them crazy." Mayor Charles Simon said he would research whether the borough can prohibit or limit data centers and their siting. Member Tony Saban reminded the board that the Master Plan re‑examination is due in 2027 and encouraged early preparation.
Board members and staff discussed that data centers pose heavy demand for power, backup generators and water for cooling, and that siting them without utility capacity planning can create strain on municipal systems. The mayor and administration said they would look into zoning and utility implications ahead of the master plan update.
