The Planning Commission tabled Samuel Smith's conditional-use permit (CUP) application for an accessory dwelling unit (ADU) on the Smith property after reviewing ADU size limits, setback and septic requirements and noting unresolved health-department issues.
Commissioners discussed ADU rules cited during the item: detached ADUs are limited to 1,000 square feet, maximum height 25 feet, 25% rear-yard occupancy, 10-foot setbacks and parking requirements. The health department indicated an office with a closet could be treated as a bedroom, which affects occupancy counts and classification. Commissioners recommended keeping the existing structure until Health Department approval and full code compliance are confirmed. Glenn Williams moved to table the CUP "until have the necessary information and they are in compliance," Jake Wayman seconded, and the motion carried.
The Smiths reported they removed the old septic and plan a new system east and north of the proposed home; construction is tentatively scheduled for November–December 2025. The commission asked for clarification on whether the proposed unit will be attached or detached, written Health Department approval for the septic, and final ADU size before reconsideration.
