Mederbek Zhaparov told the Planning and Zoning Commission he is considering redevelopment of the 1.5-acre corner lot at 2401 Rohlwing Road into 16 townhome units and sought feedback on scale and density.
Staff advised that the property is currently zoned R‑2 and would likely need rezoning (to at least R‑4) or a planned unit development (PUD), consolidation and condominium plat approvals, and site design adjustments. ACM/DCD Glen Cole said a PUD is typical for this kind of redevelopment but noted the site can be tight. Staff cited a preliminary floor-area-ratio estimate of "approximately 0.45 FAR," which exceeds the 30% (0.30) FAR maximum; the commission suggested outreach to neighbors and consideration of landscaping, parking and detention-area design to reduce impacts.
Commissioners and staff agreed there are no immediate “fatal” red flags in the concept, but emphasized the applicant should work closely with staff to refine unit count, parking and massing, and secure neighborhood buy-in before formal submissions.
