The Isanti County Planning Commission on July 8 recommended approval of a preliminary plat for Rolling Ponds Second Addition, a three-lot division totaling 68.06 acres in Stanford Township. Applicant Thomas Stoeckel presented the plat showing Lot 1 (3.00 acres), Lot 2 (3.00 acres) and Lot 3 (61.19 acres). Holly Nelson, deputy zoning administrator, said the property is zoned Agriculture/Residential and that soil borings have been completed; wetlands of Type 1 and Type 3 were identified.
County Engineer Justin Bergerson told the commission the county requires dedication of 60 feet of county highway right-of-way measured from the centerline along the frontage, and said Lot 1 must use a shared access with Lot 3 because of sight-distance and driveway-spacing limitations. Bergerson also said Lot 2 access shall come from Dolphin Street NW subject to township approval and that new, separate access to County Road 50 for Lot 3 will not be permitted. "Dedication of 60 feet of County Highway Right of Way is required," Bergerson said as part of his written comments.
Commissioner Bruce Mickelson moved to recommend approval conditioned on following the highway engineer27s recommendations; Lyle Reynolds seconded and the motion carried unanimously. The recommendation will be forwarded to the county board or next procedural body for final action.
