Court approves multiple plats and right-of-way dedications in planning consent items

The Commissioners Court approved several planning items including small-lot and final-plats (Canyon Lake Hills Unit 1, Vintage Oaks at the Vineyard Unit 28, Smith Ranch lot adjustments), Gatehouse Unit 4 final plat with 35 feet of ROW dedication on FM 1102, and associated variances and surety.
On consent motion June 26 the Comal County Commissioners Court approved several planning and plat items, including an amendment to the plat of Canyon Lake Hills Unit 1 (combine Lots 538 and 539 into Lot 538R), an amendment for Vintage Oaks at the Vineyard Unit 28 (combine Lots 2205 and 2206 into Lot 2205R), and a vacate-and-replat for Smith Ranch to create Lots 1R and 14R. Planning staff said these were routine small- and large-lot amendments requested by landowners and recommended approval.
The court also approved final plat and variance requests for Gatehouse Subdivision Unit 4, accepted approximately 35 feet of right-of-way dedication along FM 1102 to conform with the major thoroughfare plan, and authorized acceptance of an irrevocable standby letter of credit (FTFC25201) as surety for road construction and stormwater drainage improvements. Commissioners moved, seconded, and carried these items by voice vote.
Staff noted Unit 1 of Gatehouse processed through the City of New Braunfels; subsequent units remained under county jurisdiction. Neighbors had requested the Smith Ranch lot-line adjustments to address drainage and inundation on Rebecca Creek Road; staff said drainage requirements had been addressed in the final plat.
