Cobb County Planning Commission Aug. 4 hearing: holds on three contested rezonings and consent approval
Summary
Commissioners approved the consent agenda (LEP‑16) and put three contested rezoning requests (Z‑13 Presswick, Z‑17 Enclave at East Cobb, Z‑28 Thorpe/Smith Douglas) on hold for further review and community meetings; key outstanding issues include building heights, buffers, visitor parking distribution and stormwater.

At the Aug. 4 Cobb County Planning Commission zoning hearing, commissioners cleared one consent agenda item—a 24‑month temporary land use permit renewal for a home daycare—and deferred three contested rezoning cases so applicants and staff could work further with neighbors.
Z‑13 (Presswick) was held for 30 days after neighbors questioned building height and access. Z‑17 (The Enclave at East Cobb) was held for 30 days so the applicant can distribute guest parking, document buffer widths and coordinate with stormwater staff to resolve stream/buffer questions. Z‑28 (Connor Thorpe / Smith Douglas Homes) was held for 60 days (to the October meeting) to allow watershed review and community meetings after neighbors presented repeated flooding and erosion complaints tied to nearby developments.
Commissioners also approved corrections to meeting minutes and adjourned after directing staff and applicants to return with updated drawings, buffer commitments, parking distributions and any stormwater analyses needed for plan review.
