Zoning board OKs second-floor addition at 75 Carver Ave despite parking shortfall

The Westwood Zoning Board granted site-plan approval and bulk variances for AJ North Realty, LLC to add a second floor to a commercial structure at 75 Carver Avenue on July 6, 2026.

Applicant Frank Bennett, who described his firm as a small contracting business, testified that the site would operate Monday through Friday and would not be used for material storage; subcontractors deliver materials directly to jobs. The application proposes 14 parking spaces where the ordinance requires 22; the site plan includes one barrier-free space and new parking-lot lighting. Architect Joseph Bruno and engineer Chris Lantelme testified that the footprint and stormwater management would not change and that facade and landscaping improvements would be made to mitigate the requested height variance. The board recessed from 9:20 to 9:30 p.m. to permit plan revisions and design commitments.

Attorney Andrew P. Bolson recapped the improvements and asked for approval. On a motion by Eric Oakes, seconded by Gary Conkling, the board approved the application with conditions; the roll call vote recorded yes from Oakes, Ceplo, Conkling, Staples, Blaney and Martin. The board's approval is conditioned on submission of revised plans showing the agreed-upon facade and landscaping measures and a final site plan documenting the 14 parking spaces and barrier-free stall for planner review prior to permits.
