The Dana Point Planning Commission voted to approve coastal development permit CDP 26-0003, clearing the way for demolition of an existing single-family home and construction of a new single-story residence at 12 Monarch Bay.
Senior planner Danny Giametti told commissioners the project would demolish the current improvements and construct “a 3,714 square foot 1 story single family dwelling with an 855 square foot 3 car oversized garage.” He described proposed retaining and freestanding site walls (the tallest just over 9 feet, not including a required 42-inch guardrail), drought-tolerant landscaping intended to screen walls, and a prior variance that established an 8-foot rear-yard setback. Staff recommended approval subject to the findings and conditions in the draft resolution.
The chair opened the public hearing; no members of the public spoke. Commissioner Nelson, who said he personally reviewed the site and plans, moved in support. Other commissioners said they could make the required findings. Chair Bowen moved to approve CDP 26-0003 and the motion carried with all present voting in favor.
The commission’s action was procedural approval of the permit as conditioned; the staff report and draft resolution remain the controlling documents for conditions and mitigation requirements.
