Shawn VanVeghten and Dan McQuay told the Planning Board they are converting the former Agway at 344 Broadway into a training facility for youth and high‑school athletes, with rentals of time blocks rather than spectator events. "We have invested in the old Agway building; the building is in great shape and we feel we can do a good deed with it," VanVeghten said. The applicants indicated the building footprint is roughly 17,000 square feet with usable space just over 15,000 square feet and proposed dividing the interior into two tenant spaces protected by fire doors.
The applicants said they plan limited hours (approximately 10 a.m. to 8–9 p.m. depending on demand) and proposed 98 parking spots total (93 regular, 5 handicapped). They mentioned shared parking with the adjacent bank and suggested using the Market 32 traffic signal for ingress and egress, but the board urged them to confirm access rights with Market 32 and the county. Chairman Mark Belden and Town Engineer Chris Koenig asked for clearer ingress/egress documentation; Koenig said the project must be referred to the Washington County Planning Department because it is on State Route 4. The board voted to refer the project to the County and set a public hearing for Oct. 9, 2024 at 7:05 p.m.
The board also recommended removing pickleball courts from the current phase if they are within an existing easement, and suggested applicants coordinate with Code Enforcement and the Town Engineer on final drawings and parking arrangements.
