Board approves two setback variances for 111 Belle Isle Avenue

The Belleair Beach Board of Adjustment voted unanimously to approve two variances for 111 Belle Isle Avenue, allowing repairs to existing exterior stairs and a covered entry that encroach into the required side setbacks.
City staff presented the case and said the stair and covered entry predate the current owners and that the request was to repair—not enlarge—those features. Contractor Lauren Connors told the board the stairs "have been there since long before they bought the home" and that the project would replace wooden stairs with concrete "and so these variances are not to add to the home. They're just to repair what is there." The board then ran through the seven variance criteria and, after a motion and second, approved both requests in a roll-call vote recorded as 5-0.
Board members said they found the special-condition and minimum-variance criteria satisfied for both the west- and east-side encroachments. The approvals were entered as variance numbers 26-10 and 26-11. No additional conditions beyond standard permitting requirements were announced at the hearing.
The approvals conclude the city's formal review for the two setback encroachments; work will proceed under normal building-permit review and inspections.
