The board opened and closed a public hearing on CZ2609, the conditional rezoning application for "Big Daddy Storage," and voted to approve the conditional community commercial (CCC) zoning to allow a boat and RV storage yard on an 11.002-acre site located on River Highway.
Planner James Coley presented the application, noting the site lies within town limits and within the Lake Norman WS-4 critical area (50% impervious limitation). Coley said the applicant and owners are Lancaster Family LLC and that a cross-access agreement with the adjacent restaurant had been delivered. The planning board had previously recommended approval and commissioners voted to accept the recommendation after confirming the applicant agreed to the enumerated conditions.
Commissioner Tucker moved for approval, and the motion passed by voice vote. Staff noted the site is in a priority utility connection area and that a Type A landscape buffer would be installed adjacent to residential development; long-term outside parking outside the fenced storage stalls will be prohibited as a condition of the rezoning.
