The Mishawaka Common Council opened a public hearing on Proposed Ordinance 2026-25 on Aug. 3, a proposal to annex contiguous territory at roughly 12340 Lincoln Way East and apply a split zoning: the front 220 feet to C-1 general commercial and the south 310 feet to I-1 light industrial. The reading described the parcel's location and said the city utilities are available at the frontage.
Applicant representative John Pericini distributed aerials to council members and presented a preliminary site plan. Pericini said the site has been cleaned up from prior auto and storage uses and that the plan commission gave a unanimous recommendation. He described the developer’s intent to build flex industrial spaces ("flex spaces from 1,600 to 2,400") with commercial frontage and light industrial uses at the rear. Council members asked clarifying questions about likely tenants and frontage uses. No opponents spoke; the council closed the public hearing and scheduled its vote for the Aug. 17 regular meeting at 6 p.m.
