Chair David P. Midkiff called a public hearing on a variance requested by Stephen and Teresa Groseclose to split three parcels totaling 35.893 acres along SR 643 (Old School Road) in the Speedwell Magisterial District.
County Planner Lisa Shelton told the commission the owners propose to subdivide approximately 30.593 acres for sale, leaving 5.3 acres that would not meet the ordinance requirement of 100 feet of state road frontage. Shelton said the applicants therefore requested a variance to Section 5.3.1(8) to permit the division.
Surveyor Bradley Tate, representing the owners, said an existing 20‑foot right‑of‑way on Wolf Den Lane serves the rear of the Groseclose parcels and that access would be through tax map 72‑4A. "I am representing the owner, and I am the surveyor for this project," Tate said, explaining the access arrangements.
After discussion about the property's history and frontage, commissioners determined the remnant lot never had the required road frontage. Commissioner Christopher C. King moved to approve the variance; Rodney S. Dunford seconded. The motion passed unanimously.
The approval allows the owners to proceed with the proposed subdivision under the granted variance; no conditions or alternative access requirements were recorded in the meeting minutes.
