The board approved rezoning of a 20-acre parcel at 6600 Sugar Hill Road from R1 rural residential to A1 limited mixed use. Jamie explained the A1 category was created to accommodate large parcels where limited commercial uses or accessory structures are appropriate, such as agricultural sheds, wedding venues or small farm-stand sales.
Jamie said the applicant plans a storage building for personal use and noted two written oppositions were received, one of which was later withdrawn. Staff confirmed the property is wooded and setbacks and a minimum parcel size (2.5 acres) are relevant to the A1 classification. Board members asked whether the ordinance could be amended to allow accessory structures without rezoning and staff offered to explore alternatives.
The ordinance passed on third reading; staff and the applicant will proceed on permits and any required inspections.
