Staff: about 5,000 sales inform valuations but distribution is uneven

A staff member told the task force the county has about 5,000 verified sales to analyze but that those sales are not evenly distributed. "The sales are mostly around... Lake Bridal," the staff member said, and speakers noted some rural parcels are transferred within families and do not generate market sales.
Isaacs said where local sales are scarce staff will use CoStar, MLS, Department of Revenue county studies and industry expense surveys to find comparables or to support cost/income approaches. "So if we don't have enough verified sales...we may have to look elsewhere to find that data," he said, explaining how outside sources fill data gaps for accurate valuations.
