Planning Commission approves variance to permit Groseclose property split

Wythe County Planning Commission Chair David P. Midkiff said the commission unanimously approved a variance requested by Stephen and Teresa Groseclose to permit a property division in the Speedwell Magisterial District on July 6, 2026.
County Planner Lisa Shelton told the commission, "Stephen & Teresa Groseclose are proposing to combine their three parcels totaling 35.893 acres located along SR 643, Old School Road, in the Speedwell Magisterial District and subdivide approximately 30.593 acres off and sell it to adjoining owners." Shelton said the owners' remaining 5.3 acres would not meet the ordinance requirement of 100 feet of state road frontage, prompting the variance request to Section 5.3.1(8).
Bradley Tate of Hurt & Proffitt, the surveyor representing the applicants, said they will use an existing 20-foot right-of-way on Wolf Den Lane for access and that the property will be reached through tax map 72-4A. "They will be going through tax map 72-4A to access the properties," Tate said. Commissioners discussed whether the parcel ever had the required frontage and concluded it had not and would not obtain new frontage.
Commissioner Christopher C. King moved to approve the requested variance; Commissioner Rodney S. Dunford seconded the motion, which passed unanimously. The commission recorded no opposition in the vote.
