Board approves Lanier 2‑lot subdivision with wildfire mitigation condition

Montezuma County planning staff presented and the Board of County Commissioners approved a subdivision amendment and rezoning application from Joseph and Jennifer Lanier for a property at 27193 Road 10, Pleasant View (approximately 10.09 acres). Don, the planning staff member, said the applicants proposed retaining the northern 6.5 acres and splitting off about 3.5 acres for sale; Planning & Zoning recommended approval unanimously with two conditions: completion of a wildfire mitigation plan and establishment of an access/utility easement.
Don noted that access off County Road 10 at the proposed new lot would be constrained by a steep embankment and that creating a new access there would require substantial excavation and retaining structures, so the applicants plan to use an existing route across the Lanier property. Commissioners asked questions about water service and access; Don confirmed the parcel is served by Montezuma Water Company. With no public comment, Commissioner Kopenhafer moved to approve the subdivision amendment and rezoning; Commissioner Candelaria seconded and the board approved the application by voice vote.
