Commissioners reviewed setback requirements and how to calculate ADU square footage. One proposal would set standalone ADUs' minimum rear-yard setback at 50 feet and side-yard setback at 25 feet; staff noted these standards reflect the character of large-acreage lots in Lucas and help separate dwelling units and parking.
The commission also emphasized that all areas associated with an ADU should count toward the square-foot calculation (including porches, storage rooms, utility spaces and covered vehicle storage), and asked staff to add the IRC term "utility spaces" to the list of included areas to maintain consistency with building-code definitions. Staff will include the updated setback and area-calculation language in the redraft.
