Resident raises slab moisture concerns; Board approves blanket drainage easement and plans follow-up

Oak Run resident Lynde (listed elsewhere as Lynda) Sorensen described water intrusion under her home's slab, buckling of wood flooring and high moisture levels reported by a leak-detection specialist. Sorensen said inspections found no plumbing or HVAC leaks and that heavy rainfall and ponded water behind her unit leave underground downspouts submerged; she requested assistance coordinating a solution between the HOA and the CDD.
Board members and staff discussed the scope of responsibility. Mr. Schultz and Mrs. Adams stated that drain tiles are most likely an HOA matter, although the Board acknowledged it may assist with ponding concerns. District Engineer Charlie Krebs said the drainage was not installed originally because the location was an indigenous preserve and later became Club land, so it is not part of the water management system. Separately, District Counsel Tony Pires presented a proposed template Grant of Easement for drainage from the PSGRC to RRCDD; the Board approved using a blanket template approach provided each Grant includes a specific sketch and legal description when added to an agenda.
