Douglas County approves Pinery Village replat, clearing way for nearby King Soopers

The Board of Douglas County Commissioners unanimously approved the Pinery Village Filing No. 2, Amendment No. 1 replat (project SB2026-015), a proposal to subdivide two super-block lots into 19 commercial lots and three open-space tracks in the Pinery Planned Development.
Staff planner Mike Paseca told the board the 47-acre site has no existing structures, is largely grassland and is not in a 100-year floodplain. He said referral comments were addressed and that utility easements were added at the request of Core Electric and Xcel Energy. Staff recommended two conditions prior to recordation: technical corrections to the plat and fulfillment of any commitments made by the applicant during the public meeting or in writing.
The applicant (Campbell) told commissioners several end users are under contract and noted a King Soopers under construction near the project that could open as soon as December, arguing the replat is the final plotting step for planned commercial activity. Commissioner (speaker 4) moved to approve the replat “because it does meet all the approval criteria” and a second was recorded; the chair called the question and the motion passed unanimously.
The approval is conditioned on the two staff items; staff said all referral responses are included in the staff report and internal private drives will be owned and maintained by the Pinery Commercial Metro District No. 2.
