The City Plan Board approved PLN2026-00137 on June 9, allowing twenty-four city lots at 820 Bowen St. (St. Anthony Church) in the Linden Heights planning district to be reconfigured into two lots. Staff reported the church had demolished a school and several residences and had recently constructed a parking lot; the record plan meets the Mature Single-family Residential zoning standards. Mr. Greg Scott recused himself from the case because he is a member of the parish council.
The board imposed conditions including revisions per Subdivision Regulations and Division of Civil Engineering comments; adding any easements required by AES and City of Dayton Water; adding 15-foot radii at specified intersections; adding dates to vacated lots; adding lot numbers across streets; and verifying whether a Montgomery County Environmental Services signature is required. The motion to approve was made by Mr. William Allen and seconded by Ms. Rosalyn Miller. The motion carried; Mr. Scott was recorded as recused and Ms. Geraldine Pegues was excused.
Staff and board discussion noted CenterPoint comments need not be added as conditions, according to a clarification by Mr. Matt Sauer. The reconfiguration proceeds subject to the listed technical items before administrative sign-off.
