Assessor reports $1.2 billion in real property valuation; operating property method change shifts figures

County Assessor Debbie Moxley-Potter presented the 2026 assessed valuation highlights to the Board, reporting total real property at approximately $1,200,396,738, an increase of about $64,000,000 over the prior year attributed in part to new construction and commercial activity (SEG 042-043).
Moxley-Potter also explained a substantial shift in operating property estimates: the 2026 figure of approximately $89,100,000 versus $340,900,048 in 2025 reflects that Idaho Power is being assessed under the kilowatt-hour sales tax method and Intermountain Gas under a therms method rather than through prior central assessment approaches. She said the kilowatt-hour and therms-based revenues will be tracked separately on the county revenue report because those amounts can fluctuate annually (SEG 044-045).
