Staff described the Z26-13 request for a 6.55-acre site with about 247 storage spaces, perimeter fencing, controlled access gates, lighting for safety and provisions for covered storage spaces. Fire-review comments require a fire hydrant for enclosed buildings and access gates to meet the International Fire Code.
Petitioner Leon Luna (Freedom Gate Solutions LLC) said the project would allow storage of road-ready recreational vehicles and boats with no 18-wheelers and committed to preserve trees and add screening. A nearby resident raised aesthetic concerns about Gordon Highway and enforcement of Title 7 (buildings & construction) ordinances; commissioners asked staff to include screening in writing. Staff amended the recommendation from LI to B-2 and attached eight conditions addressing oversized vehicles, screening of outdoor storage, security measures, buffer yards adjacent to residential zoning, and compliance with local development standards.
Commissioners moved and seconded the amended recommendation and it carried on roll call. The recommendation to approve rezoning to B-2 with stipulated conditions will be forwarded to the Augusta Commission on Aug. 18, 2026 for final action. Site-plan review and landscaping/tree compliance will be required prior to construction.
