The Riverton City Planning Commission voted unanimously Aug. 14 to approve a conditional-use permit for Strong Wall LLC to operate a home office at 2659 West 11780 South and to park two work trucks behind a screened side-yard gate.
Lisa (staff) told the commission the 0.27-acre lot is zoned R4 and that the house has an attached three-car garage and a relatively wide driveway. Lisa said the applicant maintains a separate commercial yard in West Jordan for heavy equipment and that the trucks are screened behind a gate on the northwest side of the house. "He anticipates no customers, no deliveries, no employees coming to the home," Lisa said, and staff concluded the vehicles were appropriately screened under city code.
Applicant Jeff Austin explained he does bidding and billing from the house and that his sons who live with him drive the two flatbed trucks. "I've never had to do this," Austin said of the permitting process, adding there will be no employees or customer visits to the home. Commissioners asked whether the rule requiring screened vehicles when they display advertising is applied consistently; staff confirmed the screening requirement applies when a vehicle bears advertising.
Commissioner Mathison moved to approve PLC-25-2033 with the conditions proposed by staff; Commissioner Cannon seconded and the motion passed unanimously on a voice vote. The approval includes the screening and off-street parking conditions staff recommended so the business license renewals in the future will not be flagged.
