Planner Lori Elliott presented a preliminary plat by Maverick Engineering on behalf of STRR Investments LLC to replat property at 4727 North Midkiff Road into two lots for commercial use. The site currently contains a fast-food restaurant and the proposal would split the parcel into two restaurant lots that are expected to include drive-thru facilities.
Elliott told the commission that LR (local retail) zoning does not allow drive-thrus, so a zone change would be required prior to final plat approval to permit reconstruction with drive-thru lanes. Staff recommended approval of the preliminary plat subject to the conditions shown in the record.
Commissioner Sysniaga moved to approve the preliminary plat and Commissioner Martin seconded; the motion passed unanimously.
