Board approves removal of three specimen trees to allow two-lot subdivision in Huntingtown

The Calvert County Board of Appeals voted to grant a variance allowing the removal of three specimen trees to enable a two-lot subdivision at 4260 Hunting Creek Road in Huntingtown.
Engineer Jeff Martis, representing LPL Homes LLC, told the board the parcel’s irregular shape, topography and limited frontage create practical difficulties that justify a variance under Calvert County zoning ordinance section 11-1.01. He said one specimen tree was in poor condition and posed a safety hazard while the project proposes to retain four of the seven specimen trees and to plat roughly 0.91 acres of forest retention. Martis said the project includes stormwater measures and additional plantings tied to the forest-retention and stormwater-management plan.
The coordinator marked staff exhibits, photos and historic-preservation comments into the record; staff noted the property no longer falls in a historic district. After board members asked about slopes, retention locations and minimum adjustments, the panel made findings that the variance would not injure the public interest, would not adversely affect implementation of the comprehensive plan, and constitutes the minimum adjustment necessary. A motion to grant the variance passed and the board announced the variances were granted; the applicant must complete the county permitting and inspection process.
