Staff explained that when the applicant sought building permits for a rear addition, a county survey revealed the recorded lot line did not match the fence by about 18 feet. The owner, Gina Cartano, and her neighbor worked out an agreement to move the property line to the fence; staff confirmed the resulting lots meet setback and size requirements and recommended approval of the amended plat.
"This is a simple deal ... they want to just move that property line to the fence line," staff said, summarizing the backstory and county filing issues. Applicant Gina Cartano described the planned kitchen, dining and master-bedroom additions and confirmed neighbors had agreed; the commission moved to approve PLZ 25-1007 with conditions, and the motion passed unanimously.
The commission recorded support for administrative filings with the county and encouraged the applicant to finalize the survey and recordation. No opponents appeared on the record and staff said the change only materially impacts the two adjacent lots.
