Committee asks staff to map zoning permissions and evaluate buffers between auto repairs and homes

During the June 2 meeting staff explained current zoning permissions for automotive repair and committee members requested concrete mapping and buffer analysis. Staff stated that minor automotive repair is permitted by right in heavy commercial and industrial districts, major repair is permitted by right in heavy commercial and industrial but in light commercial major work requires a special use permit (SUP), and in community retail (CR) minor repair is allowed with an SUP while major repair is not permitted.
Chair Margaret Lutt pressed for clarity on proximity to homes, saying she would "hate for any auto use to come in on a property line that's adjacent to my property and then build, like, an auto repair shop." She asked staff to evaluate whether to include a specific distance restriction from residentially zoned areas and requested those examples be included when the item returns.
