The Planning Commission on Feb. 19 approved a Preliminary Subdivision Plat to create a one‑lot subdivision at 2575 South 600 West (parcel 15-24-352-004-0000) to enable an addition to an existing commercial structure occupied by European Marble & Granite. Senior City Planner Spencer Cawley presented the staff report and recommended approval contingent on City Council adoption of the proposed 600 West standard road profile.
Cawley told the Commission the parcel is 2.5 acres (108,900 square feet) in the Flex District and that the development meets zone standards for utilities, setbacks, and lot dimensions. He noted a key condition: "The plat does not meet the current standard road profile for 600 West. It will be compliant with the new proposed standard road profile and final approval is conditioned upon adoption of the ordinance by City Council. Otherwise, the plat shall meet the current code if Council does not adopt the change." That contingency means if Council does not adopt the Title 17 amendment the applicant must dedicate 1.5 feet of ROW to comply with the existing 63-foot standard.
The Commission reviewed Findings of Fact and Conditions of Approval, which include: making technical corrections before recordation; providing a final plat mylar with notarized signatures; a 10-foot public utility easement along the front lot line; ensuring site improvements meet City code and Building/Fire/Engineering requirements; and recording the plat with the Salt Lake County Recorder before issuance of building permits (within two years). The staff report also references compliance with multiple sections of the Municipal Code (including 17.10.120 through 17.10.200).
Commissioner Mary Anna Southey moved and Commissioner Olivia Spencer seconded the motion to approve the application by JKRE, LLC to create a one-lot subdivision at 2575 South 600 West. The roll-call vote was recorded as unanimous (Dahlberg, Pechmann, Slifka, Southey, Self, Spencer, Chair Carter voting yes). Final plat recordation and building permits remain subject to the listed conditions.
