City Administrator Matt Wolf summarized a certified survey map submitted by property owner Ed Lucas proposing to divide 1201 Pearl Street into two lots and combine the western half with 501 Sunset Court. The CSM was prepared in October 2024 and staff found no changes to zoning regulations affecting the division; both resulting lots meet R-1 minimum lot-size requirements. Because the buildable area lies outside the Lower St. Croix National Scenic Riverway limits, a conditional use permit was not needed.
The Plan Commission recommended approval 4–0 on July 8, 2026. The council approved Resolution 36-26 without discussion and without a negative voice vote.
