The Loris City Council convened a public hearing June 11 on Ordinance 06-26, a request to rezone approximately 23.2 acres on the south side of Bayboro Street (Highway 45) from FA (Forest-Agriculture) to R-1.5 (Residential, low density). The hearing was held in the Council Chambers at Loris City Hall and was opened by Mayor Michael E. Suggs at 6 p.m.
Meredith Holmes, the city’s Planning and Zoning Director, told the council the parcel is currently zoned FA and that the request is a "straight standard rezoning." She said the city has not received any development plans for the property and that any proposed development would first go before the planning commission for review. Logan Heaps, the applicant’s agent, confirmed there are no active plans and said the parcel "would need to be rezoned from FA to R-1.5 in order to place a total of more than only four (4) or five (5) houses on the entire 23.2 acres, which is the goal." The property is owned by Harriett Hardee.
No council questions were recorded during the hearing, and no decision on the rezoning ordinance was made at the public hearing. Any subsequent subdivision or site-specific development proposal would be subject to planning commission review and additional city approvals before construction could proceed.
The hearing record shows the city announced the hearing as required by state law and the city zoning ordinance; the council adjourned the hearing after public comment and did not vote on Ordinance 06-26 at the June 11 session.
