Commission approves 5-foot landscape buffer reduction for proposed Chuy's on West University Drive

Planning staff brought a design-exception request for a proposed Chuy's restaurant at 8405 West University Drive, asking for a five-foot reduction to the required street landscape buffer to align with the neighboring development to the west.
Jake Bennett, a planner with the city, said the reduced buffer "meets the criteria for buffer reductions in the UDC" and that staff recommended approval, noting two nearby restaurants had received the same reduction in recent months. Mikaela Reeves of CDS Development, representing Chuy's, said she was present to answer questions and welcomed the opportunity to bring the restaurant to McKinney.
No members of the public spoke on the item. Commissioner Conrad moved to close the public hearing and approve the request; Commissioner Craig seconded. The commission approved the design exception unanimously, and staff stated the item will not proceed to City Council because it is approved at Planning & Zoning.
The approval covers the specific buffer reduction; final site-plan compliance, landscape plantings and engineering conditions will be reviewed at the site-plan approval stage.
