Josephine planners withdraw one item, recommend two rezoning changes at Aug. 3 meeting

At its Aug. 3 meeting the Planning and Zoning Commission withdrew one advertised item after finding the parcel outside city limits, recommended rezoning of two parcels at 5792 FM 6 (0.84 and 1.16 acres) to general commercial, and adjourned; both recommendations are contingent on follow-up by the city council where annexation is required.
The Josephine Planning and Zoning Commission met on Aug. 3 and handled three substantive zoning matters: staff withdrew one advertised item after determining the parcel was outside city limits; the commission recommended approval of a rezoning for approximately 0.84 acres at 5792 FM 6 conditioned on annexation; and it recommended approval of a separate 1.16-acre rezoning from M-1 to general commercial.
Miguel, the city planner, explained that the 0.84-acre rezoning is being considered concurrently with a voluntary annexation petition and recommended approval subject to annexation. He gave examples of uses the commercial zoning would allow, including drive-through restaurants and automotive services, and said the city council must act on annexation before permanent zoning is assigned. On the second parcel, Miguel said the site’s prior use explained its M-1 designation and staff recommended converting it to commercial to permit less intense uses and support commercial development.
Commissioners asked clarifying questions about permitted uses and the process; there were no recorded substantive public objections in the hearing segments. The commission carried both recommendations and closed the meeting; the recommendations will be forwarded to the city council for any required annexation actions or ordinance changes.
