The Josephine Planning and Zoning Commission recommended approval on Aug. 3 of a rezoning request that would give an initial C (general commercial) designation to roughly 0.84 acres at 5792 FM 6, contingent on the parcel being annexed into the city.
Miguel, the city planner, described the application as “an application for a for a rezoning that is concurrent with a, annexation petition for these 0.84 acres,” and told commissioners the recommendation was to approve the zoning subject to annexation. He explained commercial zoning is broader than the local-retail designation and allows more intensive uses by right — examples he cited included restaurants with drive-throughs, strip malls and automotive services such as quick lube — while some uses remain limited or would require special permits under a local-retail classification.
Commission discussion focused on permitted uses and process. Commissioners asked whether a liquor store would be allowed; Miguel said he did not believe a liquor store was currently permitted and that he would brief the city council the following week if the council wanted direction to consider changes to the zoning ordinance.
