The Shelby County Planning Commission on July 20 approved a requested variance to reduce the required rear-yard setback from 25 feet to 15 feet for the Richards property at 3308 Woodford Lane, allowing construction of a screened porch over an existing patio. Commissioner Brett Winford moved for approval, Commissioner Michael O'Kelley seconded, and the motion passed unanimously (6-0).
Principal Planner Chanelle Beville told the commission she had received three emails from adjacent neighbors supporting the request and an approval letter from the Woodford Subdivision Architectural Control Committee. Owners Daniel and Melanie Richards told the commission "the existing patio goes further than the 25-yard setback and the proposed screened porch would not extend beyond the patio," a point commissioners noted in discussing conformity with the existing building envelope. The adopted resolution records that the subdivision's plat and covenants predate zoning and that surrounding lots and topography limit buildable rear-yard area.
