Planning Commission sets July 14 hearing for campground special-use permit; keeps 50-year term

The Page County Planning Commission on June 23 scheduled a public hearing for July 14, 2026, on a special-use permit application from Feldman and Three Sons Outdoor Sales LLC and Hawk Peak Land LLC to establish a campground on property that will require bridge access.

Planning staff discussed draft permit conditions and the commission agreed to retain a 50-year SUP duration rather than the applicant's requested 99 years, noting prior campground SUPs had followed the 50-year term. Commissioner Ken Johnson said he had reviewed the applicant's wildfire risk materials and described the supplemental information as sufficient for the commission's purposes.

Staff and commissioners discussed riparian-buffer language aimed at protecting Naked Creek. Planning staff Josh Hahn confirmed that Naked Creek currently carries an impaired status in county data — not because of human-caused pollutants but for "substrate instability due to channel alterations," and that 2026 draft data suggest more sampling would be required to consider delisting. Commissioners debated buffer language but did not delay the hearing to rewrite conditions.

Call-in participants including Mr. Reed and Mr. Lubetkin commented by phone about likely campsite behavior and access; Mr. Reed noted the applicant was available on the conference line. Planning staff Tracy Clatterbuck told the commission she would issue public hearing notices the next day. The commission then voted unanimously to schedule the hearing (4-0).

The applicant-provided draft conditions and the commission's deliberations will be considered at the July 14 public hearing, which will include opportunity for public comment and further commission review before any final action.
